For Sale?

Okay so I have some people coming to see our house on Sunday afternoon......I need any or all of your advice before they get here.....any tips are greatly appreciated.......I'm a little nervous there is nothing out there I really am interested in buying...so anyway...I'm going to boil orange slices with cinnamon and cloves on the stove before they get here and will shampoo carpets on Saturday....touch up paint is going on as we speak and my friend Sue is helping me today with the last of the decluttering. So...anything else let me know......I need any advice you have,

Hello! I have been reading your blog some the last few weeks, so I thought I would comment. When we showed our house to the person who bought it, I only had fifteen minutes notice before they arrived, and I was cooking dinner. I joke that it must have been the smell of green beans that made the house attractive! However, I think you should stick with the orange! Good luck!

Sounds like you have everything under control Jen! I can't remember if you said why you were moving...a larger home?

Sounds like you are doing all good things........maybe candles in other rooms in other parts of the house? And it seems like I read one time to have all the curtains/blinds/shutters etc. opened up so it would be light and spacious looking.

A realtor friend of mine said not to overwhelm them with smells or they might think you are trying to cover up a bad smell. (even though I'm sure you are not!) I bet if you shampoo the carpets on Saturday it will still smell fresh and clean for them on Sunday. Hope all goes well!!

The best advice our realtor gave us when we were selling my mother-in-law's house was to make everything light and bright. Turn on lights, open drapes. I agree with MomRn2 about the smells. Clean is a nice smell. Anything else makes people wonder why you're "scenting" the house. Perhaps a subtle candle burning somewhere would be nice but not overbearing.

Well, I've always heard that the master bedroom/bathroom & the kitchen are what normally sells a house when a woman is involved. That's a pretty accurate statement to me...atleast on the kitchen part. So....really get your kitchen & bedroom in tip-top shape. Also, my mom builds houses...and when she has an open house..she fills the master bathtub up w/ water & has rose petals, candles, etc sort of setting the mood in there. It always has such a nice feel to it. As far as the kitchen...atleast for me...I like to see as little "stuff" out as possible. A clean clutter-free countertop is always nice. I'm sure you've already done that though. =) GOOD LUCK! My mom has 3 open houses Sunday..so I'll be thinking of both of you on that day!!

I think we've just made the decision to sell our house and move out of state. Having never sold a house before, I'm extremely nervous!

We had a relator come in and walk through our house. Here's what she suggested to us:

1) Pack as much stuff up and put it in storage. Allow our son only 5 toys at a time to play with.

2) Finish little home projects around the house.

3) Make sure the outside landscaping was in tip-top shape.

4) Have at least a bare minimum of furniture in the house (we were thinking of having everything moved out before showing it).

Not sure what else. I'll let you know if we get any other suggestions.
